First established as a residential area is the 1880’s East Brisbane is one of Brisbanes’ oldest residential areas. The suburb features a rich mix of demographics, and also property styles, with residential Houses, Townhouses and Apartments, as well as commercial property.
In recent years this inner city suburb has seen strong gentrification which has dramatically increased the popularity of living in the area. This increased popularity is also being fuelled by the Cafe and restaurant culture that is emerging with venues such as Foxy Bean Cafe that draw people in from the surrounding area.
The suburb is also close to the planned cross river rail which is set to benefit not just the Wooloongabba / East Brisbane area, but the greater train network as a whole.
I see the real opportunity for investment within this suburb exists in the established renovator properties that are scattered throughout the suburb, BUT be warned, stay clear of some of the lower lying areas which can be subject to flooding. And also be cautious when it come to the large complexes of units and apartments that are currently under development as I believe we will see this market suffer from over supply over the next few years.
