When looking for a home, there are several proactive steps you should be doing before you even start searching! These include finance pre-approval or sourcing a solicitor to assist with conveyancing.

Very few people want to give away their ‘Trade Secrets’ when it comes to a home buyer checklist, but here at Hot Property, we are prepared to help you with some of our top home buyer tips! 


Get out there

You need to be active in the market to ensure that you are known to agents!

In this market, you need to be on real estate websites day and night looking for new listings, as well as touching base with prospective agents straight away, to increase the chance of securing your dream home. 

A top tip for accessing off-market or pre-market property is to create a list of the top 10 agents in each of the suburbs that you are most interested in, and then to touch base with them every Tuesday around lunch time.

Usually, selling agents have office sales meetings Tuesday mornings, so the timing of this call or email is really important!


Inspections

To be competitive, we strongly recommend you attend mid-week inspections when possible. Waiting until Saturday could leave you putting in a last minute offer, where mistakes often happen.

If you are unable to attend mid-week inspections, we recommend attending inspections every Saturday for three months to better position yourself in acquiring a property in such a competitive market.


Flood Search

These days, the Council has a lot of information in relation to the flood risk of a property. Usually, you will find a PDF report on the topic for your prospective property.

You should also look at online interactive mapping, as well as getting some real world perspective on the effects of flooding, and if it is enough to affect where you purchase the property.

Dial before you Dig 

Dial Before You Dig is a free way to confirm if there are any underground services like sewer and storm water affecting a property you’re interested in purchasing.

This can be interesting to know if you are thinking about renovating a house. 

 

Have the dream team ready to go!

Before you put in an offer on a property, you need to have a solicitor sorted, as well as a building and pest inspector shortlisted.

Once you have a property under contract, there is a lot to do straight away, and leaving things to the last minute can add pressure to the home buying process!

 

ALSO Bonus Tip! 

Just because there is a sewer or storm water line on the property, does not mean that a homeowner cannot build over it! They might just need some additional approvals from the council so that a professional can engineer the new structure to specific specifications.
