We are certainly not your average property managers! We pride ourselves on our level of service. Our strategy is to achieve strong rental returns with minimal down time.
Our focus is on leasing and managing properties within an 18km radius of the Brisbane CBD but we also manage properties outside of this area for existing clients on request.
Our process for marketing and tenant selection is very thorough.
Our strict guidelines cover:
Marketing: For all properties, we conduct thorough marketing campaigns through real estate websites, a tenancy database and relocation companies.
We conduct open for inspections both mid- week and weekends, times that are convenient for prospective tenants.
Tenant Selection: Our tenant selection is very rigorous – not on a first come, first served basis. We need to ensure every tenant is the right fit for your property. All applications, references (employment & personal) and rental history are thoroughly checked.
Tenant Preparation: Our General Tenancy Agreement and Special Conditions are very comprehensive. We ensure that each tenant fully understands both their obligations and our expectations.
We like to ensure that every tenancy agreement ends in a peak period (Jan/Feb & June/July), no matter when it starts. This provides peace of mind that we will always be able to secure a new tenant at the highest possible rent.
Routine Inspections: Our inspections happen 3 times a year plus one where the owner is able to attend if they choose. Both tenants and owners are provided with a comprehensive report after each inspection. We also provide a preventative maintenance list (with photos) to each owner. This is to ensure the property continues to perform at the highest standard.

Open for Inspections: We offer prospective tenants flexible viewing times including before and after work, private inspections and weekends. We use a tenancy database to ensure quality tenants for your property.
Zero arrears tolerance: We check our arrears daily and have a system of regular contact with our landlords and tenants. If our tenants are 2 days in arrears, they will receive a text to notify them.
Repairs and Maintenance: Another point of difference we offer is the services of our in-house handyman. We attend to any maintenance requests from either the tenant or the owner. We also use our routine inspections to identify maintenance that may be required. Our handyman has no call out fee, so you only pay for what work is required.
Bill Payment Service: We are happy to manage all elements of your property on your behalf. This is why we offer a bill payment service. This service includes payment of rates, water, insurance, body corporate or any other bills relating to your investment property. It is simple. All you need to do is have all your bills directed to Hot Property Management.
Paperwork: We love paperwork! We prepare all lease documentation and ensure all legal requirements are met. We compile extensive ingoing and outgoing condition reports and provide a preventative maintenance list after each inspection. We compile both mid-month and end of month disbursements and we also provide free EOFY statements.
