Our Evaluate and Purchase Service can assist buyers who have short listed properties of interest but wish to have a professional Brisbane buyers’ agent step into the process to take it the rest of the way. 

The team at Hot Property Buyers Agency will inspect and thoroughly investigate your property of interest to provide you with all the information you need to make an informed decision.

From there we’ll assist in negotiating the best possible deal for you and facilitate the purchase right through to settlement. 

The Process

    Initial Consultation

    This is an opportunity to have a one-on-one, confidential discussion with one of our team to discuss the property you have shortlisted and the process of getting Hot Property involved in the purchase.

    Engagement of service

    Once we meet and fill in some paperwork we can get started.

    Inspection and Evaluation

    This is where we take over and firstly arrange a personal inspection of the property.

    This report contains the following:

    1. Market appraisal report
    2. Details and demographic information about the suburb and surrounding areas
    3. Internal and external photographs
    4. Photographs / short video of the street and surrounding properties
    5. Recommendation on opportunities to add value / increase rental yield 
    6. Review of Council planning or known changes to road and/or infrastructure
    7. Investigate if there are easements or underground services that affect the block and flood history
    8. Rental appraisals, if required by our property management team

    Negotiation time

    If you are happy with our feedback and report then it is negotiation time.

    We will then negotiate on your behalf, to secure you the most competitive price and favourable terms.

    Of course, no negotiation will take place without your written Authorities.

    Contract Period

    We don’t clock off once you have purchased the property, but are on hand to guide you through the contract process. We keep you and all key parties informed of all key dates.

    At an additional cost, we can also arrange and attend the pre-purchase inspection for you:

    • Building and Pest Inspection
    • Additional required inspections e.g. electrical, pool barrier, internal pool or any other inspections

    From these reports we then highlight any issues of concern. We will then attempt to have the seller rectify or renegotiate a financial adjustment in your favour.

    Unconditional contract

    The contract becomes unconditional when and if all conditions are met and satisfied.

    During this time, we continue to liaise with all relevant parties to ensure the settlement process is smooth and stress-free.

    We will attend the pre-settlement inspection on your behalf and present these findings to yourself and your Solicitor.

    Our Success Fee is now payable.

    If you are an investor, then we will introduce you to our Property Management team. Our team at Hot Property Management would have done all the necessary ground work to ensure the property will be tenanted as soon as possible.
